Reservation terms

1. The process of reserving the homestead:
   • You send a request with your desired dates marked in the calendar;
   • We provide a digital agreement for accommodation services, requesting a signature and deposit;
   • You send the signed agreement back to us and pay the deposit and full sum of the stay;
   • We do a final confirmation and begin planning the details of your stay.
2.  A 9% VAT tax is included in the accommodation prices.
3. When making a reservation you must pay the full sum in advance during the reservation process.
4. Along with the full sum you are required to provide a 300€ deposit, meant for unforeseen damages that may occur during your stay. The deposit is returned to your bank account within 10 working days after departure.
5. Receipts are provided for every expense you make with us.
6. Bed sheets, towels, hygiene and sauna items, firewood and food found in the kitchen are included in the price.
7. One sauna visit is included in the price. The homestead caretaker will prepare everything for you. Additional sauna visits cost 150 €, including the 21% VAT.

COVID-19

1. The size and privacy of the homestead makes it ideal for a large family to safely enjoy themselves and isolate.
2. Before your visit we will make sure that all areas are properly cleaned and sanitized, with all necessary hygiene items available, according to COVID 19 regulations.
3. At the same time, all guests have to be personally aware of the existing governmental restrictions due to the COVID 19 pandemic, quarantine and extreme situation. The restrictions have to be adhered to and followed.

Cancellation policies

1. If you are unable to visit due to restrictions because of COVID 19, we will provide a 100% refund if the reservation is cancelled 7 or more days prior to the arrival date.
2. Other circumstances
   • A 100% refund is provided if the reservation is cancelled 60 or more days prior to the arrival date;
   • A 75 % refund is provided if the reservation is cancelled 45 or more days prior to the arrival date;
   • A 50 % refund is provided if the reservation is cancelled 30 or more days prior to the arrival date;
3. If you cancel the reservation with less than 30 days left until the arrival date, we will be unable to provide a refund.

Homestead rules

1. During the Summer season arrivals are only available on Fridays.
2. Arrival time is from 15:00, departure is until 12:00.
3. No more than 8 adults and 4 children under the age of 16 can spend the night in the homestead.
4. Excessive noise and music are not allowed from 22:00, until 08:00am.
5. We are a pet friendly place. Guests must provide information about any pets in the application form. The homestead may refuse to accept certain pets without providing further details.

Additional discounts

1. During the season, if you reserve
   
   • A stay of over 20 days, you will receive a 20% discount for another 21 to 30 day stay during the same season;
   • A stay of over 30 days, you will receive a 30% discount for another 31 day stay during the same season;
